My house has west-facing windows. How do I keep it cool during a Texas summer?

Short answer

Stop the sun before it reaches the glass, and do it on the windows facing the afternoon. Low western sun strikes vertical glass almost head-on at the same hour the outdoor air peaks. Exterior solar screens, shade planting and spectrally selective window film each cut that gain in different ways.

A west-facing room can be pleasant at breakfast and unusable by six in the evening. That is not your imagination, and it does not mean the air conditioner is failing. West-facing windows heat a room at the exact hour the outdoor air reaches its daily maximum, so the two peaks land on top of each other.

The pattern is consistent across Arlington and the rest of the metroplex. The thermostat downstairs holds its setpoint, one room runs several degrees warmer than everywhere else, and the floor near the glass is warm under your hand at five o'clock.

There are four honest ways to deal with a hot west elevation. Only one of them is what we install. Which one suits you comes down to what you are willing to change about how the house looks from the street, and how much of the view you want to keep.

Why do west-facing windows heat a room more than south-facing glass?

At midday in July the sun is high over the roof. South-facing glass receives that light at a steep angle, and even a modest eave or overhang shades part of the opening. The geometry is working slightly in your favor.

By late afternoon the sun has swung around to the west and dropped low in the sky. It now meets west-facing glass close to head-on, arriving underneath any overhang the builder gave you. No amount of roof detail helps when the light is coming in nearly horizontally.

Two effects then stack on top of each other. The angle is at its most direct against the pane, and the outdoor air has had the whole day to warm up. The National Weather Service puts DFW Airport's July normal high at 95.6°F and August at 95.8°F, and those daily peaks arrive in the afternoon rather than at noon. So the glass admits the most energy at the same hour your walls, roof and outdoor condensing unit are all under the greatest strain.

East-facing glass has the same geometry in reverse each morning, but the outdoor air is at its coolest then and the house has spent the night shedding heat, so the same energy arrives with far less consequence.

A few things make a west elevation worse than average:

  • Large uninterrupted spans of glass, especially two-story window walls
  • Tile, stone or dark flooring near the window that stores what it absorbs
  • Nothing outside to interrupt the light: no tree, fence, neighboring roofline or covered patio
  • Second-floor windows sitting above the roofline of everything around them

Do exterior solar screens beat anything you can install inside?

On raw heat rejection, yes, and the reason is simple. Once light passes through the pane it has already become heat inside the room. Anything mounted on the interior is working on energy that is on the wrong side of the glass. An exterior screen intercepts a large share of it out in the open air, where it can be carried away by wind.

Solar screens are a woven mesh in a frame that mounts over the window opening on the outside. HomeGuide's 2026 cost data puts them at $50 to $150 per window installed, with quantity discounts of 10% to 25% when you do a whole house at once. For a west elevation with six or eight windows, that is real money but not remodeling money.

What you trade for that performance:

  • The house looks different from the street. Screened windows read as darker rectangles from outside.
  • The view out is noticeably screened. You see through mesh, not glass.
  • Frames collect dust and pollen and need occasional rinsing.
  • They can be pulled off in November and stored, which is a chore but also gets your winter sun back.
  • Screens over operable windows add a step when you want to open them.

One local caution. Many DFW neighborhoods have architectural review rules covering the exterior appearance of windows. That is a private document, not city code, so read your own community's guidelines before ordering. Nothing in Texas law overrides an HOA's aesthetic rules for shading products.

Can landscaping realistically shade a west wall?

It can, and it is the only option on this page that gets better every year instead of worse. The Arbor Day Foundation reports that large deciduous trees planted on the east, west and northwest sides of a home can reduce summer air conditioning costs by up to 35%. Deciduous is the operative word. The canopy blocks the August sun and then drops its leaves so you get the December sun back.

The obvious limitation is time. A sapling planted this fall shades nothing this coming July. You are buying a result for later summers, which is a perfectly reasonable thing to do as long as you know that is what you are buying, and it does nothing for the room that is uncomfortable this afternoon.

Two practical notes before you plant. Ask a local arborist about spacing from the slab and from utility lines, and about species that hold up through a North Texas summer. And think about where the shadow actually falls at five in the afternoon rather than at noon, because a low sun throws a long shadow from a surprising distance.

Structures work faster than trees. A pergola or covered patio outside a west window shades both the glass and the paving in front of it, which otherwise reradiates heat straight at the house. Exterior awnings do the same thing on a smaller footprint. We are not going to publish a cost range for either one, because we could not verify a current figure we trust. Get two or three quotes locally.

What does replacing the glass actually buy you?

Sometimes the windows themselves are simply finished. Seals have failed and the units are fogged, frames are rotted or racked, sashes will not stay up. In that case you are replacing them for reasons that have nothing to do with heat, and you may as well specify glass that helps.

A 2026 Texas-focused cost guide puts typical replacement at $600 to $1,000 per window installed, with budget units starting around $450 and premium products running past $1,500. Ten windows lands roughly in the $6,000 to $10,000 range, fifteen in the $9,000 to $15,000 range. Labor is 30% to 50% of the total, which is worth knowing when you compare bids.

The part that gets glossed over: how much heat you gain back depends entirely on the glass package you order, not on the fact that the window is new. A clear insulated unit without a solar control coating still passes a great deal of afternoon energy on a west wall. If you replace, read the performance label and ask specifically about solar heat gain, not just the U-factor.

Electrochromic smart glass, which tints on command, is the option people ask about most and buy least. Angi's 2026 figures put residential smart glass around $25 to $200 per square foot installed, with electrochromic specifically at $50 to $100 per square foot and roughly $1,100 to $1,200 per window before $100 to $300 of installation labor. Against $600 to $1,000 for a quality replacement window, that math confines it to one or two showcase openings.

Where does film fit if the view is the reason you bought the house?

This is the specific gap film covers. It goes onto the glass you already own, it does not change the shape or line of the window, and from inside you are still looking at the yard rather than through a mesh. If the west windows are the feature of the room, that matters more than a few points of performance.

The numbers from 3M's own technical data sheet for the Prestige Series sun control film (Rev. A, April 2019): total solar energy rejected of 50% to 62% at normal incidence, rising to as much as 66% at 60° incidence depending on the model. That second figure is the one that matters on a west elevation, because late-day sun arrives well off perpendicular, which is exactly the condition the higher number describes. Visible light transmission across the line runs from 21% to 69%, so you choose how much light you keep. Infrared rejection reaches 97%, and UV rejection is a minimum of 99.9%. The data sheet also states the film contains no metals, and 3M notes that non-metallized film does not cause signal interference and resists corrosion.

What film cannot do is worth saying plainly. It works on the glass and nothing else. It will not shade your west wall, your roof, or the concrete patio radiating at the back door. And it does not turn a two-story wall of west-facing glass into a north-facing room. It reduces what comes through. It does not relocate the house.

In what order should I do these so I am not paying twice?

Start by finding out which rooms are genuinely the problem instead of assuming. On the next clear afternoon around five o'clock, walk the house with an inexpensive infrared thermometer and read the interior surface of each west window, the wall beside it and the floor in front of it. You will usually find that two or three openings are doing most of the damage and the rest are fine.

Then work outside in:

  1. Exterior interception where the appearance is acceptable to you and to your neighborhood. Screens on a bedroom or a side elevation nobody photographs.
  2. Film on the windows whose view you actually use. The living room, the kitchen sink, the room with the good sunset.
  3. Planting as the long game, chosen for where the late-afternoon shadow will eventually fall.
  4. Replacement when the windows are due for replacement anyway, with a solar control glass package specified deliberately.

Doubling up on the same opening rarely doubles the result. A screen and a film on the same window will each work on what the other left, which means the second one has less to do. If you have a fixed budget, treating more windows once usually beats treating a few windows twice.

And if the hot room is upstairs, check the attic before you spend anything on glass. Insulation depth, air sealing and duct delivery frequently outrank window orientation in a two-story house, and no amount of film fixes a hot ceiling.

Will film make my west rooms look dark all day?

Only if you choose a dark film. 3M's Prestige line covers 21% to 69% visible light transmission, so the same product family can be nearly clear or noticeably tinted. West rooms often do well toward the middle, since the glare is the complaint people raise more than the light level. Ask to see samples held against your own glass in the afternoon.

Won't window film make my house look mirrored from the street?

That look comes from older metallized and heavily reflective films. 3M's Prestige technical data sheet states the film contains no metals, and 3M markets it as non-metallized, which also means it will not interfere with cell, WiFi or GPS signals. Reflectivity still varies by product, so ask to see finished installations before you choose.

My west windows are already double pane with a Low-E coating. Is film pointless?

Not necessarily, but it does change the conversation. Low-E coatings vary widely in what they were designed to do, and some are tuned for winter heat retention rather than summer rejection. The right step is to identify the actual glass package first. Film on some coated insulated units also needs a compatibility check before anyone quotes it.

Do solar screens or window film do more about glare on a TV screen?

Both reduce it, and screens cut more raw light because the mesh physically blocks part of the opening. Film reduces glare while leaving the glass looking like glass, so the choice depends on whether you would rather look through mesh or accept a slightly darker but undisturbed view. Rooms used for evening TV usually favor film.

Should I put film on every window or only the west side?

Only where the sun actually lands is a perfectly sensible approach, and plenty of homeowners treat the west and southwest elevations alone. The main argument for doing more is appearance, since adjacent windows on the same wall can look slightly different from outside. Walk the house with the installer and decide elevation by elevation.

How long does the film last on a wall that gets hammered every afternoon?

3M backs residential flat glass film with a lifetime performance warranty to the original owner covering adhesion, blistering, peeling and excessive fading, per its August 2024 warranty bulletin. That warranty does not transfer to a new owner and does not apply to rental properties, which is worth knowing if you plan to sell or lease the house.
